Apartment Property Financial Data

The financial history and health of an apartment property is of key importance. The more complete and accurate the financial documents the faster a purchase offer can be made. The most common information for an offer from USA Apartment Buyers is as follows.

  • Rent rolls (tenants and payment histories)
  • Profit and loss (P&L) statements for at least the past 2 years
  • Maintenance and repair records
  • Utility bills for common areas
  • Labor expenses
  • Tax Statements and Filings

Analysis of Financial Data

USA Apartment Buyers will analyze all of the owner’s data. Any inconsistency will have to be resolved. Then we create estimated P&L statements for the future. Data is also gathered about comparable apartment properties in the area. This data will be the basis of our offer price.

An On-Site Visit

Our representatives will visit the apartment complex to evaluate the physical property and talk with on-site management.

Offer to Purchase

USA Apartment Buyers will then make an official offer to purchase the apartment building(s). If accepted then we will move to the next step.
